Jim Eagan

Jim Eagan is the Managing Member of Ponus Capital, LLC, one of the founding members of Affirmative Hillspoint, LLC. Mr. Eagan has over 30 years of real estate investment and operating experience, with an extensive background in property and asset management, construction management, real estate finance and securitization, loan workouts, asset disposition and turnaround situations. Mr. Eagan is a recognized expert in the field of Senior Living and Long Term Care development and finance; has been a guest speaker at industry conferences, is frequently quoted in various trade journals and has authored several articles on the Senior Living and Long Term Care industry. He is currently actively involved in the development of several Continuing Care Retirement Communities ("CCRCs") for not-for-profit sponsors.

Prior to starting Affirmative Hillspoint, LLC with Mr. Breines, Mr. Eagan was one of the founding managing members of Sims Capital Management LLC (“SCM”). SCM was established in 1999 to be the proprietary, for-profit side of the house at Herbert J. Sims & Co., Inc. SCM invested at the asset level, in senior living projects and special situations, either existing or to be built, using a combination of high-yield equity, mezzanine debt, seed capital, sale-managebacks and bridge/acquisition financing.

Prior to forming SCM, Mr. Eagan was the Managing Director and General Manager of Parallel Capital based in New York City. In collaboration with ContiTrade Services, LLC (“Conti”) a wholly owned subsidiary of ContiFinancial Services Corporation, Parallel was a pioneer in the securitization of commercial mortgages into commercial mortgage backed securities ("CMBS"). Mr. Eagan was responsible for underwriting and overseeing Parallel Capital and Conti’s first securitization of CMBS; and while at Parallel he participated in a total of six CMBS securitizations with an aggregate loan volume of $4.6 billion. Mr. Eagan started Parallel’s Health Care Finance Group in 1996, and while there, underwrote and securitized over $450 million in healthcare and senior housing related mortgage loans. In July 1997, in collaboration with Conti, PRN and Red Mountain Funding, Mr. Eagan underwrote the first 100% healthcare CMBS mortgage loan securitization.

Previously, Mr. Eagan was the Principal of Eagan Realty Advisors, Inc., a commercial real estate firm located in Stamford, Connecticut that assisted money center banks with loan workouts and asset dispositions. Services included property and asset management, construction management, bankruptcy trustee/receivership work, as well as commercial brokerage on all types of commercial, industrial and residential properties. Prior to Eagan Realty Advisors, Mr. Eagan was the Vice President/Regional Manager for commercial real estate at the First National Bank of Boston. He was an active construction lender throughout the 1980s in the seniors housing and life care industries. After graduating from Boston College, School of Management, Mr. Eagan was active in property management and real estate development throughout the greater Boston metropolitan area where he was responsible for the management of more than 1,000 apartments (including 240 units of seniors housing) and 250,000 square feet of commercial/retail space. Mr. Eagan is a member of the Executive Committee of the Board of Directors of the Waveny Care Center Network, Inc., a not-for-profit nursing home, assisted living, dementia care and independent living continuum located in New Canaan, Connecticut.
